Spain Ends Golden Visa Program

As of April 3, 2025, Spain has officially terminated its Golden Visa program.

This program, established in 2013, granted residency permits to non-EU nationals who invested at least €500,000 in Spanish real estate or met other significant financial criteria. The decision to end the program was made to address concerns that it contributed to rising property prices and reduced housing affordability for local residents. The termination was confirmed through legislation published on January 3, 2025, with the program ceasing operations three months later on April 3, 2025. Existing Golden Visa holders will retain their residency rights, but no new applications are being accepted.

For individuals seeking alternative residency-by-investment options within Europe, countries such as Portugal and Greece continue to offer similar programs. Notably, Portugal has adjusted its Golden Visa scheme by removing real estate investment as a qualifying criterion, aiming to mitigate housing market pressures.
